GUEST RULES
- Quickies (No Brainers!) - No pets or smoking, respect ALL fellow guests at the RV/camp/apartments
- Rent is due every Monday (if this can’t be met – communicate with us), and unused rent is returned to you – if you leave on a Wednesday at 5am you get Thurs, Fri, Satur, and Sun back (please re-read and understand this comment - (MOST PLACES KEEP ALL THE RENT).
- (First)The rent is due on Monday! A late fee of $10 is on Wednesday, another $10 on Thursday, and so forth. On Friday please prepare to move out of the room.
- Discounts - NONE, please don't ask for one - there will ALWAYS be rainy, cold-freezing, hurricane days, and home emergencies. I wish I could extend a discount, but my taxes, insurance, bills(wifi, water, sewer, trash, and electricity), and creditors don't allow or care about bad days. Some guys are mistaken in believing that if you're not here, they don't have to pay for the room they still have possession of (things in the room, still have the keys, or fail to tell me they have vacated the room so they can come back to it).
- NO WIPES of any type are to be flushed, if you have to use ‘em, put ‘em into the wastebasket(if the sewer line is plugged, I'll look to see who uses wipes and no wipes in the wastebasket, these Guest will split the Plumbers bill(around $300 to unplug).
- No Vaping or smoking inside nor within 25ft of entrance doors. -Cigarette butts on the ground will NOT be tolerated, they weren’t there when you arrived, and we will charge out of your deposit if we have to pick ‘em up.
- If you stay less than a week, WE WILL RETAIN THE LESSER AMOUNT OF DEPOSIT OR UNUSED RENT (PLEASE re-read and understand this statement).
- If you get locked out of your room, the unlocking fee will be $10(most landlords charge $40). Any evidence of prying or jamming of the door for entry is an automatic forfeit of your refundable deposit, of $100. PLEASE hide your second key in case you get locked out…NOT in your truck or wallet.
- (Second)Rent is due on Monday! A late fee of $10 is on Wednesday, another $10 on Thursday, and so forth. On Friday please prepare to move out of the room.
- Remember you are here as a guest NOT under a lease nor do you have any rights to remain here without our permission, so please do not start trouble and be respectful.
- Quiet times are from 9PM to 7AM. No one in the kitchen includes washing and drying. No loud music or talking will not be tolerated, you will be asked to leave the camp. Please finish drying by 9pm. You're allowed to use the machines in the other camps.
- Know that you received two keys (metal or card) for $10ea, a door with a card reader gets a fob for each person $10ea and two cards for $5 each, a 3-headed phone power cord for $8, plug-in power strip $17, TV with a remote ($10 for remote). If you have a ceiling fan, you have a fan and light chain pull installed $8ea, pillow and covers (two on full or queen size beds) $18, mattress pad $25, mattress protector $40, fitted sheet $15, flat sheet $15, comforter $30, (Camp 1, 2, and 3 - desk fan $30, Firestick with remote $60). PLEASE INVENTORY THIS WHEN YOU MOVE IN, YOU WILL BE RESPONSIBLE FOR THEM MOVING OUT …NO EXCEPTIONS!!
- No overnight guests are allowed unless you speak to us first (not after).
- Please clean up immediately after use of the kitchen.
- Please take the trash out when full, we don’t want any insects.
- IF YOU EAT IN YOUR ROOM, please clean up all crumbs to avoid getting insects.
- Please notify us immediately of ANY PROBLEMS, drains not draining, toilet backup, nosey roommates, door not closing correctly, or anything. If you see something say something… example – the parking light being out, the washer/dryer not working, the light bulb burnt, refrig not cold, your toilet/shower/sink leaking(CALL IMMEDIATELY ON LEAKS).
- Washer and dryer use – you MUST be attentive – as soon as the machine stops, you should remove your items from the machines. IF NOT, THE NEXT PERSON HAS PERMISSION TO REMOVE ITEMS AND PLACE THEM ON THE TABLE, SOFA, OR SOMEPLACE CLEAN.
- If the room's air temperature needs to be adjusted (especially on a rainout day), please text Pam and Luis. If there isn’t a response within 15 minutes, please call us. Please be patient as Pam and Luis go to church and the movies, meaning that there will be times when we don’t respond immediately.
- Taking or touching another person’s food at the camp will result in you being asked to leave and losing your deposit.
- NO touching the cameras...you will be asked to leave if this occurs!
- Parking lot courtesy is a must, please DO NOT BLOCK anyone in a spot.

5 Sons FREEZE RECOMMENDATIONS
The cold is coming, so we're turning off the water on Saturday! Here are a couple of tips that I've experienced living in this area.
Not a sure bet, but we rarely lose power at the RV park. This is because we live between two power electrical substations.
..Our town may lose power, and here are some things you can do to get ready for that.
.. gas up your cars, … have enough food for at least 2 days, ….fill up your propane tanks at HEB, …disconnect and drain your water hose, and put it inside where it's nice and warm. If not, it can freeze and not allow water to the RV once it warms up a bit or possibly break, ….The sewer line hose has to be completely drained you don't have to disconnect it it just has to be drained,.... you should drain the water lines of the RV…. I have some connections if you would like to borrow them, especially the water heater so that way it doesn't bust, last year we had three water heaters bust at the park., especially if you're gone, and the RV is super cold… I recommend leaving a small heater on just during the freeze hours.
***I will be shutting the water off to the RV at 2 pm Saturday, so if you need to shower Saturday night, I will make arrangements for you to take a shower at the YMCA at our expense. Water will be back on at 10 am on Monday or possibly Tuesday***
I will have 5-gallon buckets of water in the laundry room for you on Saturday night for flushing. PLEASE don’t take our buckets, but rather fill your own container. If you have your own buckets to fill, please do so before shutoff time.
***REMOVE YOUR BLUE WATER FILTERS; they will SURELY burst in a Freeze. Honestly, we have city water, really clean, and the filters don’t prevent the scaling on your water fixtures.***
